Cain, SIOR at KW Commercial Northampton County, PA, recently brokered the transaction at 355 Maple Avenue, Harleysville, PA – an “off-market” deal that came together from a phone call to the ownership group asking if they’d be interested in selling the property they had acquired in a 1031 Exchange in September of 2021. The owners quoted a price and after a few rounds of back-and-forth negotiations a price was agreed upon that the buyer was willing to pay and the seller was willing to accept.
“Both parties, E. Kahn Development (seller) and Velocity Venture Partners, LLC (buyer), were a pleasure to work with”, said Cain, “very responsive and professional from our first inspection/tour of the property through closing”. This is a dynamic repositioning project for Velocity currently containing 250,000 SF office facility on 50 acres to be repositioned to high bay, Class A Industrial/Flex product.
